The Home Buying Process
The deals are out there, but you won't find them unless you have a plan! Here are just a few of the things you need to think about when starting the Home Buying Process:
Determine your monthly housing budget. In most cases, you will qualify for a mortgage that is greater than you want to pay each month so you need to know what you can actually afford.
Explore additional sources of funds that might help you afford your new home. Check the Minnesota First Time Home Buyer website for updated information on available programs and qualifications.
Meet with at least 1 knowledgeable Real Estate agent to discuss your housing needs and develop a plan for purchasing your home.
Search for properties on local websites to get an idea of prices, home styles, locations, etc.
Schedule a day and time with your Real Estate agent to view 5-7 homes of various styles, locations, and price ranges so you have a better idea of the available inventory of homes.
Rinse and repeat! If you're on the right track, then keep up the good work! Schedule more showings of similar homes with your agent or consider visiting some of the homes on your "short list" for a 2nd time.
If the first round of showings was a bust, then go back to the drawing board! Your agent should be able to recommend other areas and styles of homes that you may want to consider. This is a HUGE investment so you want to make sure you take the time needed to make the right choice.
When you find the perfect home, it's time to make and offer and then you are onward to closing. Your Real Estate Agent will be able to guide you through the process of making an offer and negotiating your contingencies, earnest money, title searches, and closing.
